Do I keep any of this tenant's security?
A good tenant of 12 years just moved out. He had painted every one of the 5 rooms a different dark color, and then did a crappy spackling job on all the hanger holes he made in the walls. So now there's all these white 4" patches and no touch up paint. I've got to paint the whole unit 2 coats at least.
On the other hand, had he not painted at all, after 12 years I'd be painting anyway. Thoughts?

@Johann Jells I would paint it and move on, don't charge the guy after 12 years, you would be painting anyway. You say he was a "good tenant", move on, increase the rent and keep it going!!!!!
