Hello all, in podcast 36, Kevin Perk discusses a move out letter he gives his tenants of what they need to do in order of get their security deposit back with costs if they don't do what is required.

Does anyone have examples of a similar letter?

Thanks!

@Dylan B. it sounds like you are looking for move-out instructions more than a move-out letter.  While their are some similarities in what you will find in move-out instructions, some of the details will vary from state to state depending on your deposit accounting laws.

Generally your move-out instructions will have a list of what needs to be cleaned, where to return keys, if carpets need to be cleaned, what condition the yard should be returned in, forwarding information as well as details around things you may depreciate like paint or carpet.

I am happy to share our move-out instructions with you, but I am in Oregon, so I am not sure if all of the information will be usable, though I imagine most of it will be.
