@Grace Harrid I would also agree with what @Will Fraser is saying.  If you used an agent, they should be going to bat for you and reaching out to their broker regarding this, if that is unsuccessful, then your agent or you needs to contact the Oklahoma Real Estate Commission to help out.  All parties are required to sign the release of EM. 

Your agent should have used the "Sale of Buyers Property Condition" form which covers you in a situation like you are in.

I would second @Cassi Justiz statement.  If you are just getting your license to "learn more about investing", don't get a real estate license.  It's not going to teach you anything about investing.  I am an Investor and Agent in the same Brokerage as Cassi and also in Edmond.  The most you can do about gaining more insight, is reading books and listening to Podcast's like the BP Real Estate Podcast.  There is also coaching or interning with a more experienced investor. 

Also as Cassi stated, your first year is going to be around $3k, then each year you are going to have a few grand just in fees and dues to various entities, (MLS, State and National dues, software, broker, etc) this doesn't include all operating costs. If you do not plan on selling real estate, don't get the license. If you do plan on selling real estate get the license, it is a great source of income or side income!

There are meet ups happening, informally for the most part due to COVID.. However there are several that meet up around the OKC area usually on a monthly basis.  Go to meetup.com and you can search for OKC real estate.

@Doug Spence it is very hard to cash flow in Edmond unless you are leaving a large % in equity.  Esspecially on new construction anywhere in OKC, unless you are the builder and all you have is cost to build.
