One to two hours is normal when I show country properties. I've never had a showing go over 2 hours though. What kind of property was it?

@Larissa Luna Your city planning/ building department is the first place I'd start. While it might seem obvious that a home will fit on the lot, you need to be aware of the specific zoning and building requirements for your lot. Setbacks and coverage ratios are just a couple of restrictions you will have to comply with.

@Lewis Payne Assuming you have your license and are working at a brokerage, your first step is to find a mentor in the office. Talk to established agents in the office and ask if they will mentor you for a couple of deals. In terms of knowledge; read as much as you can. Read contracts, listing agreements, disclosures, inspection reports. Read books/ listen to podcasts on marketing and business. Keep learning and be persistent.

Throw out a high, but reasonable, number and see how they react. You might be surprised what's It's worth to them. At least try to cover your cost (time and money) to maintain it. For the lease I'd do short term only; a year at the most, renew it if needed. Especially if you plan on selling the property in the future, you don't want have it tied up with a long lease. It will be less appealing to the buyer.

@Brock Mogensen I'd stick to standard size and thickness. Especially if you plan on scaling in the future you could run into problems with printing, formatting, and supply of paper and envelopes. 

And like what @Antoine Martel said, be consistent!
