Repair Stair Tread Help

Just looking for any suggestions on stair tread for my apartments. I have 2 multifamilys and there are partially covered outside wooden stairs but the threads are deteriorating. im looking for some help on replacing them, what type of material uswe, anti-slip, or anything that might help
