I own 3 multifamily buildings (8 residential units and 1 commercial) in Waterbury, CT. They are in need of a bunch of updates. They are all free and clear and I am looking for ways to finance updates. some of the update that i need to do are siding, mechanicals, and a lot of cosmetic on the insides. The commercial has been empty for almost 30 yrs (old liquor store) and needs floor to ceiling reno.

I own 3 multifamily buildings (8 residential units and 1 commercial) in Waterbury, CT. They are in rough shape and need a bunch of updates. They are fully owned by our LLCs and I'm looking to leverage these assets to get money to put back into them. 

Any advice or strategies that would help me do this would be greatly appreciated.

I need some help finding a reputable property management company in the Waterbury CT area. I have 9 doors and I'm currently using a company that I'm not happy with. So far it's been difficult to find a company that would take this on and that's good.

I figured I would reach out here to see if anybody has any suggestions on how to find something good!

I have a couple thoughts and wanted to see what this wonderful communities perspective/ advice is.

I am 29, recently married and no children, I have no dept, the only asset I have is my vehicle I have 750+ credit. I will however be inheriting 3 multi families (once probate is finished). my wife and me are buying a short sale to live in as a primary residence, well it needs to be approved my the bank 1st. we currently have 1 quote form a mortgage lender with my current state of assets.

my questions are 

1.  what will these properties do to my mortgage quote

2. is there anything I can do to leverage the inherited properties that can help with my future residence?

3. any other thoughts on my situation?!

I contacted my lawyer and she didnt seem to know what a "notice to vacate" is. 

So i want to ask whats the difference between a "notice to vacate" and a ""notice to quit".

all i want to do is not renew the tenants lease for September and give them enough time to find a new place without them milking it.

For reference property is in Waterbury, CT

I have a Really bad inherited tenant that is on a m-m lease and I FINALLY ask them to leave but have not done an official eviction yet. I want to see how this goes as far as not renewing their lease. i want to serve them with a "Notice to Vacate" we do not have anything in the lease stating minimum termination period and in CT it looks like there is no minimum termination period. though the min in 0 day in CT I'm going to give them until the end on September (55 days) to get out. I just want to ask people experience with a notice to vacate, do they get out on their own or do they milk it until they get evicted so they can stay longer? is 55 days too long?

Also the tenant wanted me to give him a "notice to quit", why? i feel like they are trying to play a legal game.

here is a picture of some of the stairs, they do look broken... but unfortunately they are. i have use the grip tape and it came up very quickly, i used the paint with the grit but that wore away in one winter (see right side of picture) and i currently have some rubber treads screwed down to a different set but the have warped and now they are a tripping hazard.  i could easily get PT wood and cut new treads but wanted to go further. i was thinking about cutting V grooves to help with slipping but idk how much that will hurt them. 

@Jim Adrian is this the type of cover you are talking about Stair tread?

@Joseph Brickler maybe i haven't look good enough but haven't seen anything good would you have a link?

Just looking for any suggestions on stair tread for my apartments. I have 2 multifamilys and there are partially covered outside wooden stairs but the threads are deteriorating. im looking for some help on replacing them, what type of material uswe, anti-slip, or anything that might help
