Inheriting duplex tenants you want to leave

I'll be closing on a duplex in a week and will be getting 2 tenants that come with the purchase. I plan on non-renewing them both. They are on M2M leases right now and I have plans to renovate one unit and I have tenants lined up for the other. How would you start the relationship off knowing you are going to be kicking them out? Do I send a polite letter followed by the non-renewal notice or go talk to them in person?
