Inheriting duplex tenants you want to leave

I'll be closing on a duplex in a week and will be getting 2 tenants that come with the purchase. I plan on non-renewing them both. They are on M2M leases right now and I have plans to renovate one unit and I have tenants lined up for the other. How would you start the relationship off knowing you are going to be kicking them out? Do I send a polite letter followed by the non-renewal notice or go talk to them in person?

If m2m give notice of non renewal. Most states you can take possession 39 days from the end of the month that notice is given.

But why not try to raise their rents and see if you can get them to pay what you're hoping to get after a remodel (or close to it). That would allow you to put off the capital spending and eating downtime. Or at least allow you to do them one at a time down the road vs 2 at ones with no income.

When I buy a property I never kick anyone out. Even if I want to rehab. I simply upgrade units as they leave.
