Is that LVP flooring in the kitchen?  I did that when i redid the kitchen and it came out very nice.

Hi guys,

Thanks for all your responses.  I want them out because I feel like I am better off selling this place since the market seems hot.  

I have learned a lot from these experiences and will look to handle the situation better in the future.  

@Marcia Maynard - Thank you for that lease clause- I have one similar but this is more comprehensive.

It began two months in- when i came to check what door was locked it looks like they had nothing moved in.  Rooms only had a bed in it.

1st incident- I told them there were no keys for any of the doors prior to moving in- I had a door with a key lock that i had no key for- it was like this when i bought the place and it's my fault for not changing it.  I just did not understand after two months of living there why they would lock a door they knew or were unsure if they had a key.

2nd incident- The cause was a water filter that cracked- I never blamed the tenant for this but the son was in the unit when the accident occurred but claimed he fell asleep in the living room when he felt the water.  I was notified 24 hours later through text message.  Then again they told me 12 hours after plugging some of the drying systems because it was to noisy and felt that the unit was dried.  

 I told them I would break the lease with them and found motel 8 housing while this was fixed- They urged on compensation vs moving out.  They searched for other apartments but has not found one that fits their needs and ultimately want to stay.

Can I tell them I plan on checking twice a month to make sure they keep everything in good condition?  My lease states that i am allowed to this with a 24 hour notice.  I dont plan on doing this all the time but want to make sure everything is back in order.  My intention is to have them move out ASAP.

Hi All,

I recently had new tenants that we have had a bunch of accidents that is equally of no fault to either party but have escalated that I now have a bad rapport with them.

1st incident- They lock the bedroom door after two months of living there and claim they thought they had a key.  They did not tell me till after 3 days the door was locked and my recommendation was to call a locksmith-  I was very clear on the keys that were given and that door had none.

2nd- The apartment floods- I was not notified till after 24 hours-  It took about 1.5 months from drying to demolition to reinstalling the whole kitchen.  During this time they told me they would sue and want to be fully compensated.  They also called the health department on me- I was very clear on how long this process would take and what events had lined up.

During this time I find that the tenants are barely there but they moved to the location so that their 17yr old kid can go to school in the area.  

In random visits, while redoing the kitchen I find that they leave their trash on the floor, soda spill on new cabinents, paper towel in the toilet and the kid is smoking weed in the house.

Is it fair that i check my unit at least 2x a month with a 24-hour notice?  Is there anything that would refrain me from checking every day if I gave them advanced notice?  At this point I rather they leave then stay any longer.  It has not been pleasant for any of us.

I find it that it all has to do with customer service.  Home Depot products I feel like are not as well made when it comes to stock items like cabinets.  Many of the name brand items you find in Home Depot are actually manufactured at Home Depot and are poorer quality than you would find at a local hardware store.   That is also why the price is cheaper.

I would agree that Home Depot =  Walmart  & Lowes=Target.

At my Local Lowes- The store is run by teenagers and is very hard to get anyone to help you

Home Depot - People know exactly where everything is and will walk with you to find the item.,
