Had 4 showings of a rental and all 4 wanted to accept
How would you handle this? Obviously if the application process weeds someone out, that helps.
Let's say all four come back clean?
Should I engage in a price increase bid, all other things being equal?

All 4 want to move in immediately? Whoever you accept ask them to sign (and pay) immediately so you can move on to one of the others if they cant. Better yet, whoever you choose tell them their acceptance is conditional upon immediate signing.
