Question for the experts
Small investor here but my units are currently being rented by single people for over 3 years. I have found that wear and tear on carpet, fixtures etc. are minimal compared to having 3-4 or more people in a unit. Also, the water bill on one that I pay for is minimal. The thought has occurred to me that future rentals may depend on how many people occupying. If more than 1, rent increases $25 per person. Kind of like adding a pet fee. Just curious. Is anyone employing this idea? Is it a legal jeopardy? Thanks for your feedback.
