Max, thanks for your feedback. I was not clear on my question. I'm referring to 2 or more individuals (roommates). I understand that charging more for family would present a legal challenge.

Small investor here but my units are currently being rented by single people for over 3 years. I have found that wear and tear on carpet, fixtures etc. are minimal compared to having 3-4 or more people in a unit. Also, the water bill on one that I pay for is minimal. The thought has occurred to me that future rentals may depend on how many people occupying. If more than 1, rent increases $25 per person. Kind of like adding a pet fee. Just curious. Is anyone employing this idea? Is it a legal jeopardy? Thanks for your feedback.

Local city inspection got shot down in Portsmouth, Ohio! YAY! City was charging $50 for inspection and judge rules unconstitutional without a search warrant! Hoping that more of us will fight these unfair and unjust invasion of our right for property ownership!

Thanks Raymond, I appreciate the bump :) but I admit it was more of a general ho-hum post as it was not really specific enough. The truth is a lot of the sites I mentioned DO have these communities available....but just too rich for my blood. Also a lot of real estate websites specializing in seasonal rentals are never kept up to date. And, it is frustrating when emails and phone calls are never returned...just sayin.

Hi everyone! This is our first attempt at looking for a vacation home for us snowbirds in Florida, preferably central gulf coast. Seems like they're all rented out already :(  Been on VRBO, Homeaway, Airbnb and can't find anything for January and Feb. 2016. Just a shout out to anyone who knows of anyone who wants to rent their over 55 home for a short seasonal rental? Would be a home-run for us if it also was on a golf course!

It's all good, people. Sure didn't think that my novice blunder would cause such a fuss, lol. Anyway, I do agree to disagree and next time, as I mentioned before, I will be on guard for my next PM contract. Thanks all for chipping in on a topic that apparently hits a nerve with a lot of people.

@Dan DeMott---I agree, I should have looked and questioned a little more and next time I will. Live and Learn. That's why I threw it out there.

@Kyle J. ----I agree that the PM should get something but all they did was send out a late notice and email...never even called. To me, that's not even worth 10%.

Thanks all for your responses. I did try to renegotiate but to no avail. They have me over a barrel so to speak as there's too much hassle for me to fire them and go through the process again to hire another PM on an out of state property. But there's always next time............Thanks!

So I signed up with a property manager on my NC property. I'm paying 10% for their services. Last month my tenant was late 13 days on his payment. I just assumed that the late fee collected was going to be paid to me less their 10%. Nope! Apparently, the property mgr. pockets 100% of this late pay fee. So now I get it. The property Manager stands to make more money by NOT collecting rent on the due date. Has this happened to anyone else?
