This building has caused so many stress on to me... I have been in multi family business for 7 years managing 102 unit among 6 properties. And this is the first I’ve been ready to throw the towel. But I just have to to push through this. 

How to I put my foot down? 

 Don't engage in unnecessary banter with tenants. When the tenant asks for money off their rent due to power going out. Text or email them and say "No rental discount will be provided. Contact me again if you run into another maintenance problem, otherwise rent is due on the 1st. Have a nice day."

As for your tenant who says you work 9-5 & need to answer the phone when called text or email them back saying "A member of the maintenance team will be out to your property on X date between the hours of X & X. If you'd like to be present be home, otherwise they will let themselves in. Contact me again if you run into another maintenance problem, otherwise rent is due on the 1st. Have a nice day."

If they continue unnecessary banter with you after that text simply ignore it. You have done your job & conveyed the information needed to resolve the issue. They can learn to follow your terms or if need be you can just kick um out and get new tenants who will. You've got to drive the car here man.

 That’s pretty true until their leases expire their getting a huge hike in rent $400-500, I’m crossing my fingers they violate the lease before their lease is over so I can get rid of them sooner.

They are under lease until 10/31 of this year, non rent control they will be getting a $400-500 rent increase with appropriate notice , seems a lot but i really just need them gone. In the past when I tried to increase the rent I did 300$ and they paid it and they are still there but for some reason after that rent increase they became very mellow and easy going.

How to I put my foot down? 

I tell have aapprval or denial within 24 hours, after I tell them they have been approved, they have 24 hours to get a "holding deposit" or the full move in costs.  I tell them if you don't bring it I will go with the next person. I have only had one flake on me.

The building next to mine did 1 month free with approve credit fully renovated, @Deanna McCormick that apartment sat there for 3 months.. until they lower the rent to the lowest they could.. I think there's just to much options that it's taking longer... there's several that within 2-3 days I have an application on hand and there some that sit there

Check the address, if you're renting an apartment most apartment complexes have signage, use that number.. you can also check the address for other listings such as is it for sale and so on I know it's more work.. but hey better safe then sorry

laminate will require to be change constantly if tenants do not know how to clean these types of floor, one strip the shine off my brand new floors, had to be re done. I would go with tile or vinyl planks

i use TenantCloud they charge $1.99 to verify your identity afterwards you will be able to post to many sites.  This fee is a one time only. 

also if you're a diy landlord, you can have all your tenants info, and maintenance history, payment history. And so on check it out

That's the questions I ask, in my online application.

I suggest applicants to use a mobile phone or tablet because they can sign using their finger.

It's required for them to meet me in person first before applying on line. But there are some that perder paper and I will provide a paper application
