Hey Everyone, 

Has anyone ever beat the 6 month seasoning period? I need recommendations for lenders that can do a cash-out refi before the 6 month seasoning. I have reached out to 5 lenders and no luck so far

Hey everyone I wanted insight to see if anyone had dealt with this or had heard of this. I am closing on a SFH tomorrow and my HML calls me today and says since there is no leases signed for the property I am buying they are requiring 25% for the down payment instead of the 20% that was told to me at the beginning, the lender said that was a change they made along with the interest hike. I wanted to see if anyone had dealt with lenders changing the requirements a day before closing because I feel like they know they have the leverage and I can't say no at this point because it is 1 day away from close and I will most likely lose the deal if I ask the seller for an extension and go with another lender.

Hey everyone, would love stories of out of state investors that are actually managing their own rentals. I have found a great handyman and I feel like I want to give managing out of state a chance before I go get a PM plus it saves over $100/month.

Can anyone give me information such as platforms that could collect rent and receive service calls. I plan on have my agent that sold me the house get tenants, but I would like a system in place to do everything a PM would do. I have 2 in state rentals that I manage myself and I haven’t been to the property in over a year when something goes wrong I just call a handyman or a person of that specific trade to go fix it.

I have my first BRRRR under contract in Columbus Ohio and the HML needs an appraisal As-is and ARV so what better place to ask than BiggerPockets.
