Willimantic Connecticut Maintenance & Capex

My wife and I are looking at some student rentals in Willimantic, Connecticut and are wondering what the local investors (shout out to @Jacob Reilly) are allocating for Capex and maintenance. Thanks for the help.

For a long term hold maintenance and Capex for us come out to roughly 15% of income for a typical Connecticut multifamily home built before 1950.

Not sure what type of students you are catering to but that number may vary depending on your target tenant.
