Hud pays rent late?
Well today is the 5th, mail has came and still no rent check.
Delt with HUD alot in Arizona, wonderful results,
here in Texas its just not the same!
Call them about not recieving rent yet, they say they mailed them should recieve it any day, so I ask about late fees, they said somewhere in the HUD agreement it states that late fees cannot be charged if HUD is late on the rent? does this sound correct? cant find it in the paperwork I have. Im not a stickler for late fees, never have even recieved a late fee on my personal property although have recieved late rent, just always mention the fees if rent is ever late. I tell her my contract clearly states rent is due on the first and late on the 3rd, todays the 5th. She just says too bad shouldnt of agreed to take hud tenants.!

Hi Scott, PHAs or Section 8 Adminstrators are usually pretty good about getting checks out on time. Some better than others, but understand that the office might well have PHA tenants employed with limited job knowledge. If someone is sick or out, other cover for them, but it may not be an office of highly versitle and qualified people. Things can back up. If I were you I wouldn't kick too loud about a couple days or even a week, because if you make one of these people upset with you, they may tend to really fix things for you for awhile.
Look at the bright side, no bounced checks, nothing over a couple weeks late, tenants that you can clamp down on if they don't follow the rules, what's that worth.
No, HUD does not pay late fees. Further, if you attempt to collect a late fee from your tenant, the PHA/HUD may construe that as an additional amount over the agreed rent and disqualify you as a landlord. I'd suggest you accept the occassional mishaps with Section 8 considering the big picture. Grin and bear it! Hmmm, which reminds me, I need to call about a rent check I haven't received yet too! Bill
