key question to ask real estate agents

so recently i decided to take some form of action. i have been looking at properties on the different apps for some time now. i decided that it was time to grab my you know what, and take the next action, so i decided to give an agent a call to get some info, i pick up the phone dial the number, the agent answers and, OH NO! i dont know what to ask the agent!!!! what are some key questions to ask the agents before deciding to go see the properties.
