Property Manager unauthorized nondisclosed fees

My property manager just sent me rental statements.  She charges an agreed management fee.  However every month since i hired her in January she has added erroneous, unauthorized non-disclosed fees which she takes out of my rent.   Some examples:

$80 to drive to a property and check on it

$40 to give keys to a tenant

$60 to fix a closet door (the previous month I paid her to install the closet door).

I never agreed to any of these items, and they weren't disclosed to me. I've already request that she remove these fees, but she refuses.  I think I need to replace her, but what legal recourse do I have?  I think I may need to give her 30 days notice, and don't want her taking any more of my money.

@Chris M. the first two should be included in the management fee and the third ... really?! I would give her 30 days right now and start looking; what does the management agreement say about disputes between the owner and manager? If there's a provision re: dispute resolution, I'd start there. Sorry for your trouble!
