last minute lease change of unit

An applicant went through the entire applicaiton process, and the guarantors have signed, and I am just waiting on the signed lease from the applicants, which I am suppose to receive today, for a unit that becomes available June 1st. I did not advertise the unit because these applicants said they wanted it about a month ago, so we have been going through the application process since then. Today, the day the signed lease was suppose to be received, they asked me if they could have a different unit, because they found out their friend is moving out of one of my other units in the same building, but it has a lease ending June 30. If I agree to this change, I could potentially lose a month of rent on the unit they applied for unless it gets rented in the next few weeks. I'm looking for a win win way to handle this. Is there a way to state that they go ahead and sign the lease on the unit they applied for, and if I get another applicant for that unit, then I can transfer them to the unit they are now requesting? Any suggestions? Thanks
