Call them find out what went wrong, tell them that you need money order or cashiers check before you hand over keys.

So were they scheduled to move in April 1,, how long did you wait to process their checks.. did they put stop payment on them?

If they don't move in April 1st and have a signed lease you could do eviction on the 5th for non payment. Send them a text, Email, stating the payment was NSF you need payment by money order or cashiers check and that the apartment is ready for them and you want to meet them to pick up money and hand over keys. This way you have it in writing the apartment is ready for move in.

I wouldn't just cancel the contract you have lost pending income,, if they had a signed lease.
