Does any one offer rental discounts for any thing?

I was just considering the best way to maintain a property while it was rented...

Example: Some landlords include yard care and it's included in your slightly higher rent 

But my dad is the type of tenant who pulls a hank hill on his yards. They. Are. Perfect. For the case of a renter like this maybe there could be an option to discount? 

Example: Your rent includes yard care- however if you can show equal quality of maintenance you can receive a discount. Or if you know you have a busy seen at work and want to opt in to yard care , you can. I think taking the full responsibility off renter may help with long term upkeep. 

Does any one do something similar?
