Dealing with flaky management companies

I've got a wonderful story to share really quick. I've got some property out of town. A few months ago my manager told me they were leaving the business. No biggie. I went out and found another one, and negotiated a buch better rate!

Things are looking a bit rosey until I notice they're not doing as promised in terms of working on getting my vacancies filled. NOT A GOOD THING! After a few calls to the principals at the office, I find out that they too, are leaving the management business.

While annoyed at the prospect of finding another property, I am excited by the premise of finding someone who is actually going to do what they promise. I just thought I'd share.
