Howdy folks,

I recently purchased a Duplex , and last week one of the tenants had their Light bill cut off and they other unit was left without water. We discovered that the unit powers the pump for the well system for the building! 

So tenant calls me a couple days later after the discovery of this and is upset about her bill being higher then then the other units bill. Apparently she called the power company and did some research. I have never been in this situation before if anyone has any input that would be great .

Also in addition, When i purchased this property this side had already been rented, and I generously kept the rent at the discount they had been paying for 1 year, this unit can be rented for an easy 200-250-- extra a month.

Thanks for everyone. i guess when he purchased the property someone told them, that when they sell they will get whats in escrow as well, but since he sold to me i would think that along with the maintenance, repairs and any other surprises this property comes it, it should also come with the Escrow balance as well! it just is very difficult to understand what he is requesting as he does not have the statement nor is he requesting something i can see or he can show me. kind of lost thanks for all the hep!

hello. When i said escrow, i was referring to the escrow on the loan. See the mortgage will remain in the sellers name, and he was saying that there was some escrow from the payments he made last year. he received some sort of statement and wanted to keep it. so since the mortgage company will not mail a check he was saying if i could cut him a check. Please advise  @daria b.

hello my question is about escrow . I recently purchased a property and closed last week. There is a small mortgage balance. The seller called today and he wanted to get his escrow back. Apparently there is a small balance of 1400. He wants me to cut him a check for it. Has anyone been in this position before.  If so how should i handle this.  Thanks Jason

Hello Wayne Thanks for your input. I've actually thought of that. Title is Clear, Seller is motivated and is done with property, but i just do not think he will go for it. Since this process I have asked him if he would take half the funds cash and the other half in payments, and he just is not interested, when i had to jump over some hurtles in the process until underwriting rejected the property. They did not even want to escrow.  I also believe the seller wants nothing to do, and just cash to walk away, i do not think he will be comfortable with me repairing the property, that is in his name he doesn't know me, or if i would mess up his property, ( Which i do not believe i can, but there are some weird people out there and messed up people) So i have to think about that, as if i were in in situation I would think of that.  So im curious if anyone or you have done this. I actually dont mind doing the repairs im confident i can get it done, and pretty quick.

Hello everyone

I have a question about a property i have under contract. It is a single family home and i have it under contract. I recently applied for a mortgage with my credit union and everything was going smooth until it didn't. Il explain, i was approved, the property was denied because of some structural damage. I can get the property fixed right with my crew but the bank would not want to take the risk. I am located in Central Florida can anyone refer or suggest options, and maybe a lender that can help me with this"? Any advice and suggestions are greatly appreciated.  Thank you Jason
