Non responsive tenant
Hi folks, looking for some advice. We bought a duplex at the end of December 2016, our first. We inherited one tenant which proven challenging. Good news is they came with several months of prepaid rent. Bad news is only part of March was paid in advance and they have become unresponsive. Cell phone has been disconnected and no one answered at the apartment, so we left a pay or quit notice.
Mail is piled up in the mailbox so I am wondering if they just decided to leave. My question is at one point can enter to check on the situation if there doesn't seem to be a way to contact the tenant? Lease calls for 24 hour notice but without contact, can I legally enter?

You post the 24 hr notice on the door and, regardless of whether they remove/read it or not, you are permitted to enter.
You will likely have to proceed with the eviction in any event.
