Post: Insurance remedies asked after coverage started

Hi BP community,

Has anyone had this happen to them? I recently switched insurance carriers for two of my rental properties and about two months after coverage started, I received a letter for each property with a list of items to be remediated within 40 days or coverage would be revoked. The list of items will probably cost me $15k and take more than 40 days to arrange given that I have a full time W2. If the company isn’t willing to insure as is, it should be stated upfront!

Hi BP, I’m looking for a property management company in Bucks County, PA. I have one duplex in Quakertown and am in the process of finding another small plex. Does anyone have recommendations they can share? Thanks, Rob
Francesca Calabretta , early congratulations on your upcoming planned purchase. As a new landlord myself (purchased first duplex in Quakertown, PA in Dec'16) I can tell you there is no scarier step than the first one. They only get easier after that. Just keep reminding yourself that you are in it for the long haul.
Just wanted to provide an update, the notice worked and the tenant moved out a few days later without incident. Deanna McCormick , Shaun Patterson , Nathan G. , thank you for your suggestions and advice.
Hi folks, looking for some advice. We bought a duplex at the end of December 2016, our first. We inherited one tenant which has proven challenging. Not long after we took over ownership the tenant approached us and let us know they could not afford the rent so we agreed to let them out of the lease early. End of April instead of August with supporting paperwork signed by tenant. Yesterday I went to the unit to do a clean out and the tenant has obviously not moved out, has installed an interior latch preventing entry and would not answer the door. Cell phone has been disconnected and no one answered at the apartment, so we left a pay or quit notice. My question is what are the right next steps and the pay or quit the proper notice? Thanks @Mindy Jensen.  Tenant is supposed to move out at end of April and there is definitely concern on our part with making sure she lives up to the arrangement.

Thanks for the tips. I went back to the tenant's emergency contact, her mother. Told her who I was and that I was concerned, not being able to reach her daughter. She immediately said she would get the outstanding rent to us. We brokered a deal to allow the tenant to get out of the lease early in April. Hoping that goes smoothly.

Good news is they came with several months of prepaid rent. Bad news is only part of March was paid in advance and they have become unresponsive. Cell phone has been disconnected and no one answered at the apartment, so we left a pay or quit notice. Mail is piled up in the mailbox so I am wondering if they just decided to leave. My question is at one point can enter to check on the situation if there doesn't seem to be a way to contact the tenant? Lease calls for 24 hour notice but without contact, can I legally enter? I put in an offer on my first property last night. It's a duplex in Quakertown, Pa (suburb of Philadelphia). Besides an inspection, estoppel letter for the one current tenant and asking for copy of the lease. What other due diligence items do I need to consider?
