Hello BP family, 

Now that the COVID-19 pandemic is loosening (sort of) it's hold on the global economy, I've seen more and more activity on the BP site - definitely a good sign!  I'm still relatively new to real estate investing and only have one deal under my belt. I recently moved to the New Orleans area during the start of the pandemic and used the time in quarantine to get my real estate license. I wanted to reach out and see what other real estate investors look for when evaluating an area to invest in. I understand real estate is local, but are there universal factors investors look for before they even start looking for deals? I'm all for doing my due diligence and compiling all the data necessary, but I'm a little lost on what things to look for. Any advice or insight would be appreciated!

Hello everyone,

Hope everyone is taking care during these unique times! I'm a relatively new real estate investor who happened to accept a new job opportunity and scheduled a move during the COVID-19 pandemic. I was located in the St. Louis region for the past couple years and just recently moved to New Orleans - specifically to Metairie. I have one real estate deal under my belt while in St. Louis and I wanted to reach out to Bigger Pockets to connect with other investors in the New Orleans area. I'm looking to continue to invest in single family homes and would love to meet other folks in the area to start my real estate journey in New Orleans.

Hi guys, I wanted to ask if anyone had any advice on forming an LLC in Louisiana? I have a rental property that I want to put under the LLC and need advice and recommendations on lawyers who are very helpful with this. Thanks for any advice!

@Joseph L. I will be managing the property myself due the frequency of me returning back to baton rouge for work. I have a few lawyer friends who have offered to help draft a lease but wasn't sure what should be included in a lease. I have compiled a maintenance team in the event something were to go wrong who have worked with friends of mine and who they trust very much. I offered to knock down a small amount on the lease if the tenant agrees to take care of the lawn. Is that a wise decision? Would either or @Brandon Johnson have a basic lease template that you would be willing to share?
