Agricultural land - exit strategy

Who would you sell a large lot with small house that needs work (zoned agricultural, about 25 acres, in the area surrounded by the same properties) to?
Never came across this kind of deals, not thinking straight right now.
Would conventional (1st time) housebuyer be interested in a property like this (when fixed up)?

PS: advertise it for sale in show horse magazines, dog showing magazines, and the local agricultural newspaper.
