Tenant pays for water damage with renters insurance?

Hello BPers,

My upstairs tenant decided to take it on his own to have Rent-a-Center install a washer & dryer in his unit without the landlords permission. There was a hook-up in the unit but it hasn't been used for years. Found out the hook-up was not connected and the water leaked into the downstairs unit and some of the ceiling came down. Its ugly. 

This house is a triplex with one unit upstairs and two units downstairs. I'm guessing its going to be very expensive to get if fixed. He has renters insurance and I assume they will pay for ALL damages.

Even though this tenant has been paying he has been late many times and his lease is going to expire at the end of this month. I'm thinking of giving him 30 days or could it sooner? Or continue to rent to him month to month. He was on a year lease.

Any advice would be appreciated. Thank you.

@Jim Adrian Well said Jim. I'm still waiting to find out which it was and keeping my fingers crossed. Yes, it needed some remodeling anyway ;)
