no notice move out- vacant house- what to do

Hey folks,

So just got force fed one of the semi-standard landlord lessons.  Tenant got behind, worked with him, really thought he could figure it out, aaaannndddd....  Now the house is empty.

So, what do I do?  Do I need to serve 3day notice to the vacant house?  Or by moving out did he release his interest?

I guess now I get to join the ranks of the zero tolerance guild.  It makes me sad.
