I charged 2x deposit to a tenant with bad credit a couple years ago...the 2x deposit came in handy when i had to evict her. I had a crappy management company that was lazy A. F. ...they approved anyone with a pulse. I hated this way of operating.
i am lucky to be right in the armpit of the hot southern california real estate market...so I have learned my lesson, and now I leave my place vacant for the extra week or 3 that it takes to get a good tenant. Even in my working class C+ neighborhood it doesn't take me long to get a bus driver or garbage man, or something...In my hood the best I can get is 690 -700 Fico. Frequently i get people that had a long history of good credit, then they had a medical emergency that they couldn't pay of some sort that lands them in the 600-650 fico range...I can work with them if they have a stable job and rent history. Anybody with under 600, i don't bother to respond to.
