Lease renewal - Question about Washer/Dryer

Hello BP.  I have a unit that is coming up on the end of the lease.  I am not sure if tenant will be staying yet.  I made the mistake of renting the unit with an older washer and dryer and not stating in the lease that we would not repair or replace once they broke down.  This tenant has been good, so would it be wrong to write this in the lease if tenant stays?
