Should I rent to them?

I have been trying to rent out my second property now for a month and have not had very good luck. The area is not the greatest but in a good school district. I have had 3 people ask for applications and then never heard back and the only feedback I have received is that it's a bad neighborhood and they don't want to live here. I now have a younger family that wants to move in, they both have jobs and 2 kids but, the father had a domestic felony in 2012. Is this usually a deal killer for you? I don't want to be desperate but I do need to rent this house out. The mom has a great job with the city. I'm also starting to think that this is the only kind of tenant that may be interested.

Rent it Month to Month. If it gets bad then let them go and you are right back where you started. Now with 1 or 2 months of rent in hand, and save up any cash flow to help you float.
