Hey All,

I signed on to IIP management after a horrendous experience with Greater Eastern management last year, but it feels as if I've moved to another money sucking/non-transparent property management company. I want to first point out that the property needed renovation after apparently a storm that damaged the foundation of the home and it took about 7 months and a great deal of money to fix. After everything was fixed and they listed the unit, apparently they claimed that I was not allowed to have any understanding of who would be renting my home due to potential bias and discrimination (this is the first time I have not been able to view applicants general profile (credit score/occupation(removing any identity markers)), but fine, I let them choose the tenant and so far there hasn't been any issues. The problem is that there constantly seems to be fees being charged to me an example of this is in the contract  there is an additional 100 dollars allocated to sewer and water that the tenant automatically pays every month with rent and anything outside of it should be billed to the customer (there is no specificed time when this will occur on the contract) but it appears to be billed to me and after speaking to IIP it's like they made up rule on the spot stating that after 6 months all of the additional utility fees would be billed to the customer and in the meantime I am being charged for it. This seems like a horrible experience for the customer and obviously for myself who should not be paying anything even upfront. Another incident is with the lead assessment which is due for my property this year. Instead of them performing a general assessment which is cheaper they chose to do an inspection which is more invasive and discovered that the porch needed to be scraped and repainted which was something that was never addressed in their general walkthrough and inspection of the home after the renovations and incurring more costs. I am getting a really sneaky suspicion that they are stealing money and finding ways to charge unnecessary fees and want honest feedback from anyone who has recently dealt with them. I'm at my last straw and thinking of moving to another property management company so any input would be super helpful.

Hi My Fellow Biggerpocketers, 

I am temporarily staying in Delaware and looking to see if there is any opportunity in this crazy market to buy and hold either a sfh or duplex strictly for a cashflow play in this state (if the numbers make sense) and stay within a budget of around 110k (max note I would be using traditional lending). I would love to understand if the current market with my criteria makes sense to begin building a team here and if so what areas to look out for that can provide stability and good cashflow. All advice is great advice so please share away and thanks in advance.

Howdy my wonderful fellow REIs,

I have been on the search for my second (buy&hold) rental in Cleveland for months now, but it seems as if there isn't much inventory out there and/or the available inventory are either extremely overpriced, need so much work it isn't worth it, in war torn areas. My price range used to be $40-60k for a 3 bedroom 1 bath prior to Covid but I don't know if that is possible given the competiveness of the current market. Has anyone found a successful strategy that worked for them CURRENTLY? Thanks in advance for your responses and as always

@Linda Labbe I completely agree with you. I also invest out of state and have a solid core 4 to aid me and be my eyes and ears on the ground... and I have not had any issues in a city that has its high crime areas give the entire city a bad name. It really is all about proper research and creating as many defensible systems to mitigate as much risk as possible. I would love to know what areas you focus on 25k all in with solid rent is a steal ( no pun intended)

@Gwen Fyfe that is wonderful information and i will certainly look into that program as an alternative option for my next rental thanks for taking the time to share this. @Andrew Weiner and @Jacob Repreza i'm super glad things are working out for you guys as well and this really adds to my confidence of pulling the trigger and purchasing another rental before it's too late appreciate all of your insights! :)

@Gwen Fyfe Thanks for sharing your experience and it's super awesome to hear that things for the most part seem to be going well for all your investments and generally speaking for the greater Cleveland area. My investment property is smooth sailing there but i wasn't sure if this was a solo experience.... so it's really nice to hear your perspective :)
