charge extra for washer/dryer

I'm considering giving my tenants an option of using a washer/dryer supplied by me vs bringing their own.  

Has anyone ever done this?  What is the going rate.  I was thinking of tacking on an extra $20-25 month which would help my overhead for supplying the machines.

I'm closing on my first rental in 2 weeks and am very excited but starting to get nervous and have a lot of questions.

@Christine Wallace I know a few investors that don't like putting w/d in units so they don't have to worry about repairs.  You should see what other rentals around yours have, do they usually have w/d set up or not and see if there is a rent price difference.
