Application and fee or apartment showing first?

Hello BP! So the we closed on our duplex in North Haven, CT. The learning curve has been steep and seems to be getting steeper! We listed the apartment on CL, Zillow and have signs in the yard. The signs in the yard have generated the most leads by a large margin. The question is: do I have the prospective tenant apply and pay the application fee (for back ground checks, etc) before or after I show them the apartment? Seems like a simple question but I am arguing back and forth with myself. Advice appreciated! Have a great night. Dave.
