Tenant pulls a fast one...

I had a tenant that did some work for us and in return I had agreed to get her a new stove in her apartment. I was planning to put her old stove in one of my other units since it worked just fine. When the delivery people came to deliver the new stove I realized that the tenant had a stove in her apartment that was very old damaged, and not able to be used. --She must have switched stoves on me. Any advice....it's her word against mine but I am 100% sure that the stove in her apartment was not mine. Maybe she sold my stove or gave it to a friend! :cry:

I would write down the serial number on the new stove and all other appliances that are in the apartment. Be sure to write those numbers on the "Move-in, Move-out" form when you move in each new tenant.

Better yet, NEVER put new appliances in an apartment. Go to the used-appliance store and buy used appliances. I often buy in groups to get a better price. For example, the last time I bought stoves, I bought 6 and got them for $45 each. These were very nice looking stoves that were cleaned and inspected by the used appliance store.

There's a thief in control of your shiny new, expensive stove. She may very well steal that also when she leaves and good luck trying to get the police to charge her! If she steals it, she'll simply tell the police that she didn't take it and she doesn't know who took it! Try to prove otherwise!

You learned an inexpensive lesson here. Never put anything in an apartment that you can't afford to have destroyed (or stolen). I have a friend that put stainless steel appliances in a nicer rental and they were all stolen. OUCH!
