Has anyone had experience with renting a fully furnished apartment for short leases (i.e.by the month for business people coming in and out of town)? Is there are market for this....
I anticipate having a couple of vacancies this winter and am thinking about trying this out. I would ask at least $200 more for rent.

Post: overdue rent

I am sure I am going to get a little beat up over this question....but, here it goes. I have a tenant that owes $1,500 in overdue rent. She is making payments to catch up but is not gaining much ground. Ok...I know, I know...I should have started the eviction process t as soon as she was a week late on rent.

here is my delema....It is really difficult to find tenants for this unit. And, this particular tenant pays over market rent ($820). Do I hang in there through the winter snce I most likey will not find a tenant for this unit until spring? or, hang in there since I am recouping some money...

I am about to evict a tenant that I think might do some damage to the property before he actually moves out. Any suggestions on how to lessen the chances of this tenant doing damage once he asked to leave the premises. I am aware that I can follow suit to secure any damages but I don't anticipate ever being able to recoup money now...

By the way, the tenant had perfectly good credit and the former landlord gave me a good reference.

I had a tenant that did some work for us and in return I had agreed to get her a new stove in her apartment. I was planning to put her old stove in one of my other units since it worked just fine. When the delivery people came to deliver the new stove I realized that the tenant had a stove in her apartment that was very old damaged, and not able to be used. --She must have switched stoves on me. Any advice....it's her word against mine but I am 100% sure that the stove in her apartment was not mine. Maybe she sold my stove or gave it to a friend! :cry:
