Renting out individual rooms in a Single family home

I am considering renting out individual rooms in a four room two bath house in Hermitage, Tennessee. That is near Nashville for those not from the area. My question is can I do that? Do I have to have to have an entire house renter that is allowed to sublet, or can I rent the rooms out as a landlord that is not living on the premises? I'm not quite sure how zoning came into play here. Zoning tells you what the property can be-SF, MF, industrial, etc. It really only matters if you're looking to build on the property.

Also not sure how AirBnb and VRBO came into the discussion since that's not what you're looking to do.

It's real simple. You advertise each individual room on craigslist, have each individual tenant sign a separate lease for the rented space. If you get on craigslist you will see there is even a section called rooms or shared space. There are probably a million listings for just rooms and not entire apartments/houses.

If you have an HOA there is no telling. HOAs have their own rules that vary.
