Post: Experian Connect - Credit Check

Typically I use Experian Connect for my prospective tenant credit checks.  They have a simple interface where the tenant is able to pay a small fee (I think around $15) and then they are able to share the credit report with me.

Unfortunately they have been having some difficulties with their website.  I have been in contact with their customer support and the problem still isn't resolved a week later.  Anyone else having a similar issue?

Is there a similar service that would allow the tenant to pay for the credit report and share this report with me?

@Brandt Smith Having her on month to month isn't that big of an issue for me.  She has been in the house for almost 3 years now.  She isn't going anywhere, anytime soon.  She prefers to be on the month to month lease.  Perhaps I should require her to sign another year lease OR make a small raise to the rent.

I purchased by first rental property in Oct. 2014.  I inherited one of my tenants, she still continues to live there.  She is currently paying $815 a month.  I believe that this unit is under rented and I could be making $875-$900 on this unit.

The property is in Pennsylvania. What are the laws on raising the rent?  I was thinking about giving her notice now and raising the rent at the first of the year. (1/1/2017)

She is a great tenant, rent is always on time. She does not complain or cause extra work.  What would you do in this situation?  It is possible the increased rent could force her to look else where, which I want to avoid.

Advice is welcomed.

@Nick Liddell Go get 'em brother.  The airbnb success that you are having is somewhat surprising to me.  How long are the renters usually in the house?  I would assume most people stay on weekends, do you have people that stay through the week?

@Christian Harris Thanks for the suggestion.  I didn't mention it in my first post but I no longer live in the rental unit.  I have since moved into a house that my girlfriend owns.  I do believe that you need to still be living in the home in order for a cash out refi to be possible.

I purchased my first rental property 2 years ago. In the beginning it was an owner occupied home as I lived in the first unit and rented the second. Per the terms of the FHA loan I lived at the property for 1 year. After that 1 year I moved into a house that my girlfriend owns. I now rent both of my units. The property has a pretty nice cash flow.

I am interested in buying more properties and continuing in real estate. I used the FHA option because it only required 3.5% down. Since that option would no longer be available I am assuming that I would need to save for a 20% down payment. I don't have amount of cash on hand at this point. What are my other options? Am I moving to quickly, should I just be patient until I can afford the 20% down.
