Connecticut - Late Fees and Notices of Nonrenewal

Hello,

I've been researching, and from what I can tell:

1) I'm CT you can't charge any late fee in a fixed term lease until the 10th day after the first of the month. This seems pretty generous...anyone have experience with late fees in CT?

2) Only 3 days notice required nonrenewal on fixed term lease. This inversely seems aggressive if your tenant had a one year lease in place previously. Again, anyone have experience with providing nonrenewal notice in CT?
