General related question - if considering buying a foreclosed auction.com property, what's the best way to involve your attorney from the start?  Especially if buying an occupied foreclosure from auction.com?

I am seeking a reasonable but dependable attorney for reviewing leases, etc in Central/Northwest CT.  Anyone near Farmington Valley would be preferred.  Please PM any referrals.

Re: #2 I mean if I have a tenant with a lease ending on August 30th, what I read indicated I would only have to let the tenant know I am not renewing their lease by August 27th.

This seems...odd?

Hello,

I've been researching, and from what I can tell:

1) I'm CT you can't charge any late fee in a fixed term lease until the 10th day after the first of the month. This seems pretty generous...anyone have experience with late fees in CT?

2) Only 3 days notice required nonrenewal on fixed term lease. This inversely seems aggressive if your tenant had a one year lease in place previously. Again, anyone have experience with providing nonrenewal notice in CT?

To be clear, are you asking about Landlord Insurance?

I recently used State Farm, and after closing they changed their mind about my roof and made me replace it within 30 days, for what it's worth.

Hi All,

After inspecting the attic and talking to the tenants, who were generally very calm about it, I discovered a thin layer of soot from the original sheathing material on most everything in the attic.

The main thing that is claimed as ruined is a baby mattress for the crib, which I offered to replace.

@John Anderson - would suing be the first step? That seems kind of extreme for some wood dust.

I also discovered that the previous owner didn't clear out all his crap and left a lot of old doors, building materials, etc in the back of the attic.

Next steps are scheduling a junk hauler to get the doors, etc out and then either clean myself or hire someone to clean attic. Joy.

@Michael Noto the inherited lease is barebones and doesn't address use of attic. I will also ask about renter's insurance although I suspect that the answer will be no.

I will update this thread after I go over and inspect it this morning.

Hi There,

I am a new landlord in CT, and inherited my first tenant.

My insurance company recently forced me to replace my roof, so I had it replaced last week.

My tenant called after the work was done stating that the contractors had left thick dust over everything in the attic, and had damaged something of theirs when moving it.

I am going to inspect the attic tomorrow.

Has anyone every dealt with something like this before?
