Denial of Application to Rent Letter

I was just running a credit report on a possible tenant. After going through everything on the report I noticed a little note at the bottom of the page. It reads:


If a rental applicant is refused for any reason based on information in this report, you are required by law to give the applicant a "Denial of Application to Rent" letter.

Is this a nation-wide law or does it vary for each state? I haven't yet had to deny a rental applicant for my other homes, this is a first. (I am a new landlord).

I had planned on just calling the applicant and telling them the reason why they were denied, but then I saw that note.

So, basically I just type up a letter saying "based on your credit report your application for rent has been denied"?
