@Lynn McGeein  The rental and sellers market is good in this area.  That's not a bad idea.

The tenant will be out of the property in a week.  I have become a pretty good judge of character over the years and am fairly certain the tenant will pay the remaining two months of rent in this case.  Not to mention the tenant passed my screening process with flying colors.

I was thinking this would be a good time to sell if the tenant has vacated and I am still collecting rent while the property is listed for sale.  Plus, it would be easier to sell (or rent) in August vs November.

I was just not certain if it is feasible to collect the remaining two months of rent while having it listed for sale instead of for rent.

I have a tenant who is breaking a lease three months early, however they plan to pay the remaining amount of the lease.  In Michigan if the tenant breaks the lease they are only responsible for the lost rent until you find a new tenant for the property.  

I have been tossing around the idea of selling this property.  My question is, what if you don't plan to re-rent the property but rather sell it? Does the same logic/law apply?

Make a point to the potential tenants that the exterior will be cleaned up when the weather permits. Like you said, the other houses on the street aren't great beauties so I wouldn't be overly concerned about how the exterior looks for the these last couple months of winter.

Generally, freezing temps and power washing don't mix, I would wait till spring and focus on interior for now.
