I am asking a question for a friend since he doesnt have a computer and I see this as Wrong to him.

He has moved around a lot. He has a friend that his dad does wholesales and flips properties and he never rents out. But this time he does, he tells my friend that he can live in a Rehab house that the landlord says he will fix everything in the first money and the term he stays there is for 1 year. The house by my standards is worth about 30-35K, and he asked to be paid a 800 deposit, and 800 a month for rent. My friend paid it because he thought everything was going to get fixed. He has lived there for 3 months now, he has done a little work on it his self to get his rent deducted but it was only deducted one month for $100, he pulled up old carpet, took down wallpaper, and brought up old tile. The landlord has not done a thing, the problems in the house is 2 of the 3 toilets do not work(no plumbing) 2 of the 3 showers do not work, there is black stuff on the cabinets that will not come off, the whole living room is "wall-less"(the wall was taken down for insulation to be put in) and it is still like that. Their is not proper ventilation or air conditioning. The house has faulty wiring, kitchen sink has rust on it. one of the rooms smell like cat pee and the carpets are repulsive and the outside is bad, concrete coming up. NOW the big part, the landlord wants to evict him for non payment of rent and the my friend said he shouldnt need to pay because he has done enough work on the house to pay for it and that the landlord didnt fix anything like he said. And it violates tenant rights of this state that I have seen

Is there anything he can do if the landlord tries to evict him besides move out? Can he get his rent back at all?
