I've heard that Illinois is a tenant friendly state. As an investor, does this push you towards doing more short-term investments in Chicago? What do you do to protect yourself?

@Jay Ash I LOVE investing in Chicago and cook county.  I have great tenants, make a lot of money, and spend less than 30 minutes per unit per month managing my units.  

Chicago is tenant friendly, but if you read the RLTO you will see it is not anything crazy strict.  If a tenant makes a repair request, I have 2 weeks to fix it.  If it is a heat/water/electricity issue, I have 48 hours to do so.  It isn't enough to ever make me stop investing in the city.

Follow the rules and don't be a slumlord and you will be fine
