hi, in the process of selling a home that I've owned and resided in > rented > resided in since 2004 due to changes in work locations.  Home is under contract and inspection was without major issues.  Termite inspection was Wed and I was told by inspector the problem had been treated correctly with no sign of re-occurrence (pre-2004 issue).  Received the report yesterday from my realtor along with an email that I now have to hire an inspector to assess the damage noted in the report and specifically in a graph/map of basement. The inspector must provide a letter saying there is no structural damage that requires repair.  this sounds a bit out of whack to me.  Shouldn't the home inspector have stated any structural damage?  in any case, anyone have recommendations for a contractor who can do this quick inspection without charging a fortune?  any thoughts would me very much appreciated.  thank you!

great, thanks Stephen.  left a vms for Leadprobe.  wondering if the issue will be resolved less $$$ if I just replace the cornice with slightly larger one to cover paint.  no idea if non-wood cornices are even made......

hi, I spoke with a company to explore changing from lead cert req w/every tenant change to lead-free cert.  I was told that if I have a cornice lead-free isn't an option.  also, there is some pretty old looking paint just below the cornice which may be prior to 1970 that would need to be resolved.  does anyone know if it is possible to cap a cornice or have a new cornice made that could also cover the paint? if so, what type of company should I contact?

hi!  if I'm going to paint the same Agreeable Gray color on walls 4 years later, do I need to do two coats or will one suffice?  walls are in great condition with only a few minor nail holes and additional minor sparkling needed.  your thoughts?

 Brewery Town's "West Girard Ave" is sketchy BUT the millennials are checking out the area bars...and some are living there.....I think it's a C moving to a B...

why?  Fairmount is below it and has been super strong for years...Fairmount CDC is very active which is a + for Brewerytown....Francisville is to the east maybe a touch southeast of West Girard and some millennials have taken a bet on living in Francisville.....both areas I would say are C maybe moving to B...for this with patience....if you are thinking about Section 8 this is probably a great area for you

is Baltimore the only city in your portfolio?  RE taxes are so high. lead inspections with every new lease, etc...doesn't it drive you crazy?

Philly has many interesting neighborhoods, great eats from cheap to expensive, culture, history, parks, etc.  worth checking out IMHO...but then I'm extremely biased :)
