College Station, TX Rent Rates

I am analyzing a couple 4bd/4ba and 3bd/3ba condos in College Station.  As an ex-Aggie I know there are great buy and hold opportunities in the areas around the school. It's been almost 10 years since I've been in C.S.  What does the current rental rates look like for the properties I'm analyzing?  Also, in your opinion, is there more value in being within walking distance of a bus route vs. not?
