Age discrimination for landlords

I have a quick question that I was wondering if anyone in Omaha or Nebraska has any knowledge on. Is there an age that you can have to option of not renting to (like 18) and still abide by fair housing rules? I know I should check with my lawyer, but I was just wondering what the consensus was with local landlords.
