Finding properties in specific areas not on MLS

I have buyers that are specifically interested in direct deals with the seller. Can anyone suggest away to find them in specific areas and the best way to contact the seller. I have a little knowledge of lists that are available, also any recommendations for mailing sources.

@Connie Laarendi, just like the previous comments have said, it is important to be consistent in your mailings as well as answering the phone/ returning phone calls. Just like @JR T. said "Sending one letter is rarely effective". On average it takes a recipient 3-5 touches before they actually pick up the phone to call.

There are a lot f list types out there, but I would suggest maybe looking into an absentee list since those tend to have a lot of motivation. Then, once you have your list, plan on sending a different marketing piece to them every 3-5 weeks for 5-7 months. That tends to see good results.
