90 days cannot sign with anyone else

.See my other question, letting my current PM go, but contract states, termination fee of 6 mths worth of management fees and: If owner terminates and enters a rental contract within 90 days, termination fee increases to two months’ rent.Its a matter of 500 $ something or $1800.00. I can self manage for 90 days, set up a rental portal for tenant and separate email, etc. I know i will need to have tenant sign a new lease, since mgmt lease will be void. fairly confident i can manage for 90 days. But any thoughts on risks, or pitfalls? or suggestions?

If you are firing your PM because they have mismanaged, try negotiating your way out of the termination clause.  My daughter did this.  They grossly over-billed her for unnecessary maintenance.  She threatened to sue if they didn't just terminate.  They did.

If you're not comfortable doing this on your own, pay a lawyer to do it.
